Real NEastate: Where is the best neighborhood for me to move? 2

Q: I have been renting for a couple months in Northeast Philadelphia and now I want to buy a home here, but I’m from Baltimore and I need to know the area as much as I can before I actually settle down here. I’m thinking I probably don’t want to spend more than $100,000 for a home. What neighborhood do you think I should start in? 

A: Since your target price is under $100,000, you’ll need to get to know the neighborhoods in your price range.

Start checking out the lower Northeast’s 19135, 19136, or 19149 zip codes in Mayfair, Tacony, Holmesburg, Wissinoming and Castor Gardens. While there are deals to be had all over Northeast Philadelphia, these neighborhoods fall in the price category you’re looking.

In 19135, the average listing price is around $116,000 and the average sold price is close to $95,000. The median age is 35 and the average household income is more than $40,000. Seventy-two percent of the 30,132 people that live there own their homes.

In 19136, the average listing price is around $132,000 and the average sold price is close to $120,000. The median age is also 35 and the average household income is more than $41,000. Sixty-six percent of the 40,588 people that live there own their homes.

In 19149, the average listing price is around $124,000 and the average sold price is close to $106,000. The median age is also 35 and the average household income is more than $42,000. Seventy-six percent of the 48,051 people that live there own their homes.

    Yup, tis I, the great and insightful Vince. Its been a while, but I’m happy to back from my respite in Tibet. Well since you’re only spending. 100 large, I’d suggest some place in, say, Baltimore. Or Mayfair. Just don’t buy expensive tires and have a deep appreciation of out of control kids and clueless parents.

    Be nice Vince then bestway to learn about an area is go to the community meets there you’ll learn the good,bad, and ugleyyyy. get a good Real Estate Agent who will spend some time with you and do their job and you will be able to move onward and upward anytime you choose to. All areas in the GREAT NE have their up and downs. and as they say just get in the RIGHT NE. Just MHO see you on the streets
